Director, Maintenance Repair & Operations

Job Description Summary

The Director will plan, organize, and direct the Maintenance & Repair functions of our clients Bay Area portfolio for current and future facilities. Working with a variety of stakeholders, and client point of contacts, the Director will be responsible for developing and leading maintenance and repair functions in support of an asset management strategy. Advanced technical knowledge of building systems, infrastructure, and electrical/mechanical theory is essential. ISO 55001, Reliability Centered Maintenance, Total Productive Maintenance, Six Sigma or other analytical/lean experience is preferred.

The ideal candidate will be focused on leading and developing a dynamic team, optimizing systems and operations as well as implementing short, mid, and long term maintenance strategies and implementing/updating key foundational technologies.

The individual will be a seasoned leader, able to operate at multiple levels, and brings in forward-thinking operations and engineering expertise.

Job Description


  • Provide leadership and build a technical maintenance & repair team and ensure it successfully scales with the business; including all facets of technical support including reliability engineering, self-performance of maintenance, system level maintenance strategies, spare parts management, and all administrative support functions

  • Build a high performing organization, capable of agility, ingenuity, and scalable in a fast-moving environment

  • Lead and provide guidance to the engineering and maintenance pillars to focus on achieving operational excellence; including, but not limited to the following areas:

    • CMMS Functionality & Utilization

    • Inventory Management and parts kitting

    • Metrics & Performance Improvement

    • Maintenance & Reliability Strategies to perform PM Optimizations and implement System Level Maintenance Planning

    • Organizational Readiness ensuring knowledge, skills, and abilities align with roles, responsibilities, and job functions

    • Proactive planning & scheduling including kitting materials & scheduling technicians

    • Work Management with well defined processes in place to ensure quality control is performed

    • Business Processes in place, team trained, and is reviewed/updated consistently

  • Responsible for continuous improvement as it relates to personnel, programs, processes, and initiatives

  • Instill ownership and accountability within the team to encourage maintenance and repair personnel to strive for excellence

  • Manages KPI tracking and periodic (daily, weekly, monthly) reporting for all relevant safety, productivity, performance, and quality

  • Model continuous improvement behaviors for all employees, especially with regard to quality issues, team relations, on-time work order execution, and customer satisfaction

  • Establish a strategy and work with client counterparts to develop a consistent approach to transitioning building systems/infrastructure from construction to operations

  • Lead and implement a master plan to build out a reliability engineering organization and maintenance organization focused self performance of work and system level maintenance planning

  • Assure integration, as applicable, across all service delivery work streams: facilities management, project management, client workstreams

  • Ensure customer focus within all areas of operational activities and maintenance of effective relationships with key client contacts

  • Develop financial plans and specific goals for cost control/reduction and ensure that these goals are met or exceeded

  • Provide leadership and guidance, advice, coaching and direct support where required to deliver best practice selection, training, assessment and recognition/reward

  • Develop and maintain relationships with facility team leaders driving the operational and strategic goals

  • Lead and support the organization to develop a proactive approach to:

    • Drive continuous improvement philosophy and culture throughout the organization

    • Monitor sub-contractors performance and manage key contract relationships

    • Ensure SLA's & KPI's are achieved and aligned with contractual agreements

    • Identify and recommend remedial actions and process changes

    • Ensure all required policies and procedures are adopted and used on site

    • Ensure all works are competently completed

    • Comply with legislative, environmental, health and safety requirements

    • Manage risk for C&W and client partners

  • Manage the client's assets in the most profitable and/or cost-effective manner and consistent with the management contract and account plan for each property

  • Develop and maintain technical proficiency, industry knowledge and communication skills to provide timely information on all property-specific issues as well as keeping the client informed of important developments and trends in the property and facility management industry

  • Oversee the budget preparation and development process, capital planning, cash flow management and production of monthly financial reports to ensure accuracy and completeness and confirm that all client reporting conforms to established reporting standards

  • Recruit, manage and train the facilities management staff to ensure an understanding of standard operating policies and procedures and their role in achieving the Plan by operating the property to meet or exceed our client's objectives

  • Develop, mentor and coach staff to achieve organizational sustainability and career growth

  • Participate, facilitate and negotiate service contracts with outside vendors to achieve balance between performance and cost in compliance with C&W's values, standards and guidelines for business conduct

  • Ensure regulatory compliance and effective management of risk and liability for both C&W and client


  • Bachelor's degree in Facilities Management, Engineering, or Business Administration required

  • Masters degree in Engineering or Business Administration or related field preferred


  • Minimum of 10 years of technical experience in a Facilities/Engineering & Maintenance environment with at least 5 years at the Director level


  • In-depth understanding of the client's objectives as well as a broad knowledge of the real estate life cycle

  • Professional Engineering license preferred

  • Certified Facility Manager (CFM), Certified Reliability Leader (CRL), Certified Maintenance & Reliability Professional (CMRP), Leadership in Energy and Environmental Design Accredited Professional (LEED AP) designation preferred

  • Strong discipline of financial management including financial tracking, budgeting and forecasting

  • Knowledge of Financial Systems (Yardi a plus)

  • Proficient in understanding management agreements and contract language

  • Ability to develop and maintain a client focused, partnering and consultative approach

  • Proficient in anticipating client needs, thinking strategically, solutions focused and be both proactive and reactive as the situation and circumstances dictate

  • Ability to identify service delivery and portfolio management improvement opportunities and keen on developing recommendations that highlight the value added benefit of the outsourcing partnership

  • Ability to read and understand construction specifications and blueprints

  • Skilled in Building Management Systems maintenance and monitoring

  • Excellent computer and systems knowledge; Strong literacy in the Google Suite

  • Previous experience working in a laboratory environment preferred

  • Experience with reliability engineering programs and implementation of Asset Management strategies preferred

  • Experience with human resource and performance management processes

  • Experience with critical system environments is preferred

  • CMMS/Work Order Management experience preferred
